DSCR Purchase Loans for Central Florida Vacation Homes

TL;DR

A DSCR purchase loan lets you buy a vacation rental near the parks based on the income the home can earn, not your W-2 or tax returns. The deal works when the parcel allows whole-home nightly rentals, the HOA permits them and the accepted income covers the payment. We shop STR-friendly wholesale programs before you are locked into a contract.

How a purchase on a vacation rental is underwritten

On a purchase, the lender looks at three things together: the property, the income and you. The property has to appraise and has to be eligible for the program, which on an STR means a legal short-term rental use. The income has to support the payment under that program’s method. And you need acceptable credit, a down payment from documented funds and reserves after closing.

Because many Central Florida vacation homes change hands already furnished and already listed, a purchase can sometimes use the seller’s booking history. Not every program will accept another owner’s statements, and some only trust history that is tied to a management company. If the home has never been rented, the file usually relies on a market-data estimate or the appraiser’s analysis instead.

Check these before you sign a contract

  1. Jurisdiction. Look up the parcel on the county property appraiser’s site. The municipality field, not the mailing city, tells you whose rules apply.
  2. Zoning or overlay. In unincorporated Osceola County, short-term rentals are generally tied to short-term rental zoning. In Kissimmee, they are generally tied to the city’s STR overlay. Inside Orlando city limits, a whole-home investor STR is usually not an option.
  3. Community rules. Read the HOA declaration. Resort communities near the parks are often built for nightly stays, but neighboring subdivisions frequently ban them.
  4. Insurance. Get a quote that covers short-term rental use, and check the flood zone on the FEMA map before you rely on a payment estimate.

Our Orlando STR zoning checklist turns those steps into a list you can work through during your inspection period.

A worked example with your own numbers

Say a four-bedroom pool home in a short-term rental community has a projected average of $5,400 a month in accepted income. The quoted payment, including principal, interest, taxes, short-term-rental insurance and HOA dues, is $4,700. The DSCR is 5,400 ÷ 4,700, or about 1.15.

Now suppose a different program uses only long-term market rent of $3,300. The same payment produces a DSCR of about 0.70. Nothing about the house changed; only the income method did. That gap is the reason we compare programs before you choose one. Try both numbers in the DSCR calculator.

Cash you need beyond the down payment

  • Furniture, linens, kitchen kits and themed décor if the sale is not turnkey. These usually are not financed.
  • Licensing and registration costs, including the state vacation rental license and local business tax receipts.
  • Reserves the program requires after closing, often measured in months of payment.
  • Startup costs such as listing photos, smart locks and a first round of supplies.

The furnishing and reserves guide covers how to plan for those costs without stretching the down payment.

Common questions

Can I buy a vacation home near Disney with a DSCR loan?

Yes, if it is an investment property you will not live in and the parcel, zoning and HOA allow whole-home short-term rentals. The lender then qualifies it on accepted rental income.

Can the seller’s Airbnb history count on my purchase?

Some programs accept a seller’s or management company’s statements, and others rely on a market-data estimate or long-term rent instead. We will tell you how each program treats it.
