STR loan program
Cash-Out Refinance on a Central Florida Vacation Rental
TL;DR
A DSCR cash-out refinance replaces the loan on a vacation rental you already own and lets you take out part of the equity, qualified on the home’s rental income. An operating STR with clean booking statements usually has more program choices than a new listing. The cash can fund another investment property or improvements on this one.
Why operating history matters most on a cash-out
On a refinance, you are not projecting what a home might earn. You can show what it did earn. Lenders that count actual short-term rental income usually want to see a full period of statements, so a home that has been operating through both the busy holiday weeks and the slower stretches tells a complete story.
If your history is short, timing matters. A refinance file built on a few peak months can overstate the year, and one built on a few slow months can understate it. Some programs annualize what you have; others require a minimum stretch of history before they will use it at all. We line those rules up side by side.
What a lender reviews on an STR cash-out
- Platform payout reports or management-company owner statements for the period the program requires
- Your current mortgage statement and payoff, and any liens on the home
- Proof that the home is licensed and registered for transient rental and tourist taxes
- An insurance policy that covers short-term rental use, plus flood coverage where required
- The HOA’s current rental rules, and any special assessments
- How long you have owned the home, since some programs size cash-out differently on recent purchases
Uses that keep the loan business-purpose
Because this is a business-purpose loan, the purpose of the cash matters. Investors commonly use it for a down payment on another rental, for renovations or upgrades that support the rental business, or for business reserves. Lenders typically ask you to state the purpose in writing. Personal or household uses do not fit these programs.
Cash-out or a home equity line on the rental?
Some owners ask whether a line of credit on the rental would be simpler. The answer depends on the size of the equity, whether you need all the money now and how you want the payment structured. Our cash-out DSCR vs. HELOC comparison lays out the trade-offs without pricing. If you want to run the effect on your ratio first, plug the new loan amount into the calculator.
Common questions
Can I cash out equity from my Kissimmee Airbnb?
Often, yes, if it is a non-owner-occupied investment property in an area that allows short-term rentals and its accepted income supports the new payment. Booking history and licensing records are the core documents.
How much history do I need for a vacation rental cash-out?
It varies by program. Some want a full year of statements, others accept less or use a market-data estimate. We compare those rules before you apply.
