Rate-and-Term DSCR Refinance for Central Florida STRs

TL;DR

A rate-and-term refinance replaces the current loan on your vacation rental without taking cash out, so you can move off a short-term bridge loan, change the term or restructure the payment. It is qualified on the home’s rental income. Owners often use it after a renovation or once a new listing has built a track record.

When owners use a rate-and-term refinance

  • Exiting a bridge or hard money loan. Investors who bought or renovated with short-term financing often refinance into a longer DSCR structure once the home is rent-ready and listed.
  • After building history. A home that started on a market-data estimate may qualify differently once it has its own booking statements.
  • Changing the structure. Owners sometimes want a different term, a fixed period or an interest-only feature that a given program offers.
  • Moving title. Some investors refinance as they move a property into an LLC, where the program allows it.

How the payment and the ratio interact

On a rate-and-term refinance, the loan amount usually stays close to your current payoff plus costs. That means the DSCR moves mainly with the new payment and the income method. If your home now has a year of strong statements and the new program counts them, the ratio can look very different from the one you had at purchase.

Here is a simple illustration with your own figures. If accepted income is $5,000 a month and the new full payment is $4,000, the DSCR is 1.25. If the program instead uses $3,600 of long-term rent, the DSCR is 0.90. Enter your figures in the DSCR calculator to see the range before we compare programs.

Things that can slow a refinance on an STR

  • A lapsed or missing state vacation rental license or local business tax receipt
  • Tourist development tax filings that are behind
  • An HOA that changed its rental rules after you bought
  • Insurance that does not explicitly cover short-term rental use
  • Gaps in booking history from a long renovation or a management change

Bridge loan now, DSCR later

Common questions

Can I refinance out of a hard money loan on my vacation rental?

Yes, that is a common use. Once the home is rent-ready, licensed and listed, a DSCR program can replace the short-term loan if the accepted income supports the new payment.

Does a rate-and-term refinance let me take cash out?

No, or only a small amount for costs, based on the program’s definition. If you want equity, look at a cash-out refinance instead.
