STR loan program
Financing a Vacation Rental Held in an LLC
TL;DR
Many DSCR programs let you close a vacation rental loan in the name of an LLC instead of your personal name. Lenders still look at the people behind the entity, usually through a personal guarantee, credit and reserves. Out-of-state investors buying near the parks often choose this structure, and we compare programs that allow it.
Why investors hold STRs in an LLC
Investors choose an entity for reasons their attorney and tax adviser should weigh in on: keeping rental activity separate from personal finances, organizing several properties, or bringing in partners. For a lender, the reason matters less than the paperwork. The entity has to exist, be in good standing and be authorized to borrow.
Out-of-state buyers are common in Central Florida’s vacation-home market. Many form their LLC in their home state and register it in Florida as a foreign entity. Whether a program accepts that setup, and which documents it asks for, varies. We do not give legal or tax advice; we tell you what each program needs.
Documents programs usually ask for
- Articles of organization and the operating agreement
- An EIN letter from the IRS
- A certificate of good standing, and Florida registration if the LLC was formed elsewhere
- A borrowing resolution or consent signed by the members
- Identification and credit for each guarantor
Personal guarantees and who counts as a borrower
Most DSCR programs require members with a meaningful ownership share to sign a personal guarantee. Lenders pull credit on guarantors and look at their reserves and experience. If you have partners, plan early for who will guarantee and who will sign at closing, since all of them may need to provide documents.
Moving an existing vacation home into an LLC
If you bought in your personal name and later want the home in an entity, a refinance is often the cleanest point to do it. Some programs allow the deed transfer at closing; others require the entity to already hold title. A rate-and-term refinance or a cash-out refinance can be structured with the LLC as borrower when the program permits.
Remember that the business-purpose rule applies regardless of how title is held. An LLC does not make a family vacation home an investment property. Read the investment STR vs. second-home comparison if your plans include personal use.
Common questions
Can I get a DSCR loan in an LLC for an Airbnb in Florida?
Many programs allow it. Expect to provide entity documents, a borrowing resolution and personal guarantees from the main members.
Can my out-of-state LLC own a Kissimmee vacation home?
Often, yes, though programs differ on whether the entity must be registered in Florida first. Ask your attorney about registration and we will confirm each program’s requirements.
