DSCR Loans for Orlando and Kissimmee Vacation Rentals

TL;DR

A DSCR loan qualifies a vacation rental on what the property earns, not on your tax returns. For a Central Florida short-term rental, the lender compares accepted rental income against the full monthly payment, then checks that the parcel can legally host nightly guests. We are a broker: we compare short-term-rental-friendly wholesale programs and you pick the one that fits.

What is a DSCR loan on a short-term rental?

DSCR stands for debt service coverage ratio. It is a single number: the monthly rental income a lender accepts, divided by the monthly payment of principal, interest, property taxes, insurance and any HOA dues. A home that brings in $6,000 a month against a $5,000 payment has a DSCR of 1.20. A home that brings in $4,500 against the same payment has a DSCR of 0.90.

On a long-term rental, the income side is usually one lease or one appraiser rent estimate. On a vacation rental near the parks, it is messier. Bookings swing with school calendars, holidays and the weather, and nightly pricing moves every week. That is why the most important question on a Central Florida STR file is not the ratio itself but which income the program agrees to count.

Three ways a program can count vacation rental income

  1. Booking history. For a home that is already operating, the lender reviews platform payout statements or management-company owner statements, usually over a full year so the peak and slow seasons average out.
  2. Market-data estimate. For a new listing, some programs accept a short-term rental income projection from a recognized market-data source or an appraiser STR rent analysis built from nearby comparable vacation homes.
  3. Long-term market rent only. Some programs ignore nightly income entirely and use the appraiser’s twelve-month lease estimate, even on a home inside a resort community. That usually produces the lowest DSCR of the three.

The same house can look like a strong deal under one method and a weak one under another. Run your numbers through the vacation rental DSCR calculator with each income figure before you pick a program, and read how lenders count Airbnb income for the detail.

The local check that comes before the numbers

In the theme-park corridor, the address on the listing does not tell you which rules apply. A home with an Orlando mailing address may sit in the City of Orlando, unincorporated Orange County, unincorporated Osceola County or another city entirely. Each local government decides whether a whole home can rent for fewer than thirty days.

Before any program review, we ask for the parcel ID and confirm the jurisdiction and zoning questions with you. Our Central Florida vacation rental overview walks through the jurisdictions, and the STR zoning checklist turns it into steps you can take before you write an offer.

Loan purposes we arrange for vacation rentals

Who these loans are for, and who they are not for

These are business-purpose loans on non-owner-occupied investment property. They fit an investor who will rent the home to guests and will not live in it or use it for family vacations. If you plan to stay in the home yourself for part of the year, the loan you need is a second-home product, which is a consumer loan we do not arrange. Our investment STR vs. second-home loan comparison lays out the differences in plain terms.

What we need to start a scenario

  • Property address or parcel ID, and the community name
  • Purchase price or estimated value, and the loan amount you want
  • Booking history or a management statement, if the home is already operating
  • HOA or community rental rules, if there is an association
  • How you plan to hold title (personal name or LLC)

Send it through the scenario request form. We will tell you which income method each program uses and what it does to your DSCR before you commit to anything.

Common questions

What DSCR do I need for a vacation rental loan?

There is no single answer. Each wholesale program sets its own minimum, and many treat a ratio at or above 1.00 differently from one below it. A higher ratio usually gives you more program choices. Run your numbers in the calculator and we will show you how each program reads them.

Can I use Airbnb or Vrbo income to qualify?

Often, yes. Some programs count booking history, some accept a market-data estimate for a new listing and some use only long-term market rent. The method changes your DSCR, so it is the first thing we compare.

Do you look at my personal income or tax returns?

DSCR programs qualify the property on its rental income instead of your personal income. Lenders still review credit, reserves and your experience, and they verify the property, the title and the insurance.
