Vacation Rental DSCR Loans for Orlando and Kissimmee Investors
TL;DR: You can finance an investor-owned Central Florida vacation home with a DSCR loan if the parcel allows whole-home short-term rentals and you will not live in it. The lender sizes the loan on rental income, not your tax returns. We are a broker: we check the STR rules first, then compare wholesale programs.

Why investors use us
One topic: vacation rentals near the parks
This site covers a single Florida subject, investor-owned short-term rentals in the theme-park corridor. For other Florida DSCR financing, visit our Florida home site, dscrloansflorida.loans.
Parcel first
We check the rules before the rate sheet
Orlando, Kissimmee and Osceola County each treat nightly rentals differently. We confirm the jurisdiction and zoning questions on your exact parcel before we compare a single program.
Income method
We show how each program counts bookings
Booking history, a market-data estimate or long-term rent only. The method can move your DSCR more than anything else, so you see it side by side before you choose.
Broker
We shop wholesale STR programs for you
We arrange and shop financing from wholesale lenders that work with short-term rentals. You pick the program; the lender underwrites and funds.
Investors only
Built for business-purpose rentals
Non-owner-occupied investment property only, in your name or an LLC. If your family plans to use the house, we will tell you plainly that this is not the right loan.

Which Central Florida jurisdictions allow investor STRs?
| Jurisdiction | Whole-home STR for an investor? | What to check |
|---|---|---|
| City of Orlando | Generally no in residential areas. The city’s home-sharing rules require the host to live on site and be present, and whole-property short-term use is treated as a “Commercial Dwelling Unit,” limited to certain zoning districts with a Business Tax Receipt. | Confirm on the Orange County Property Appraiser site whether the parcel is inside city limits, then check zoning in the city’s portal. |
| Unincorporated Osceola County | Possibly. STRs are generally tied to the STRPD (Short Term Rental Planned Development) district or an approved planned development. | Osceola’s STR overlay map and Zoning office; DBPR license; Local Business Tax Receipt from the Osceola Tax Collector. |
| City of Kissimmee | Possibly. Rentals under 30 days in residential districts are generally prohibited unless the property is in the STRO overlay with qualifying underlying zoning, or has a prior or conditional approval. | City of Kissimmee land development code §§ 14-2-44 and 14-2-64. |
| Unincorporated Orange County, Polk County, Lake County and other nearby cities | Varies. | Each local government’s zoning and STR rules; confirm before you rely on booking income. |
State backdrop: Florida law (s. 509.032(7)(b), F.S.) limits local laws that prohibit vacation rentals or regulate their duration or frequency, but rules adopted on or before June 1, 2011 are grandfathered. That is why many long-standing Central Florida zoning restrictions still apply. A 2024 bill to overhaul state vacation rental rules (CS/SB 280) was vetoed, so the existing framework is still in place.
Not legal advice. Zoning maps and codes change. Confirm the specific parcel with the local zoning office.
Should I use an investment STR loan or a second-home loan?
Buyers near the parks sometimes ask about both. They are different products with different rules. Here are the factual differences, with no pricing.
| Question | DSCR investment loan (STR) | Second-home mortgage |
|---|---|---|
| Purpose | Business-purpose investment property | Consumer loan for a home you will personally use |
| Personal use | None. Non-owner-occupied only | Expected; you must use the home yourself |
| Rental activity | The point of the loan; income supports qualification | Usually limited; many second-home programs restrict rental arrangements |
| How it qualifies | Property income against the full payment, plus credit and reserves | Your personal income and debt-to-income ratio |
| Title | Individual or LLC, based on the program | Usually individual borrowers |
| Does Loan Daddy arrange it? | Yes, through wholesale DSCR programs | No. We do not arrange consumer or owner-use loans |
If your family plans to use the house for vacations, a business-purpose DSCR loan is not the right fit, and we would tell you so. The full side-by-side is on the investment STR vs. second-home loan page.

The local angle
Same mailing city, different STR rules
The theme-park corridor crosses several local governments. Inside Orlando city limits, a whole-home investor STR is usually not possible. In unincorporated Osceola County, STRs are generally tied to STRPD zoning, and in Kissimmee to the city’s STR overlay. Two homes a few miles apart can fall under completely different rules.
Read the Central Florida vacation rental overview for the full picture, or use the Orlando STR zoning checklist before you write an offer.
Run the numbers
What DSCR does your vacation rental have?
DSCR is the monthly income a lender counts divided by the full payment. A pool home with $5,400 of accepted monthly income against a $4,700 payment has a DSCR of about 1.15. Count only $3,300 of long-term rent and the same home drops to about 0.70.
FAQ
Central Florida vacation rental DSCR questions
How do I tell if a house near Disney is in Orlando city limits?
Look up the parcel on the county property appraiser’s site and check the municipality field. Many homes with an Orlando mailing address are in unincorporated Orange County, Osceola County or another city. That jurisdiction sets the STR rules, so confirm it before you rely on booking income.
What is STRPD zoning in Osceola County?
STRPD stands for Short Term Rental Planned Development, an Osceola County zoning district created for short-term rental housing. The county’s STR guidance tells owners to confirm the zoning allows STRs, get a DBPR vacation rental license, and register a Local Business Tax Receipt with the Osceola Tax Collector.
Can I rent nightly in a regular Kissimmee subdivision?
Usually not, unless it qualifies. Kissimmee’s code generally prohibits rentals under 30 days in residential districts unless the property is in the city’s STR overlay (STRO) with qualifying underlying zoning, or has a prior or conditional approval. Check with the city before you buy.
Who collects tourist tax on an Osceola County vacation rental?
The Osceola County Tax Collector administers the county’s tourist development tax directly, so owners or their agents register and remit to the county. State transient rental sales tax is a separate obligation with the Florida Department of Revenue. Ask a tax professional how platform collection affects your filings.
Will a lender use my Airbnb projections on a brand-new listing?
Some programs accept a market-data or appraiser STR income estimate for a new listing, and others count only long-term market rent until there is history. We will show you which method each program uses so you can see the effect on your DSCR.
Can my family stay in the vacation home a few weeks a year?
Not with these loans. DSCR financing through Loan Daddy is for non-owner-occupied investment property only. Planned personal use makes it a second home, which is a consumer product we do not arrange.
