Side-by-side comparison
Investment STR DSCR Loan vs. Second-Home Mortgage
TL;DR
A DSCR loan on a vacation rental is a business-purpose loan for a property that exists to earn rental income, with no personal use. A second-home mortgage is a consumer loan for a home you will personally use, qualified on your own income and debts. We arrange only the first, so if your family plans to vacation in the house, the DSCR route is not the right fit.
The factual differences
| Question | DSCR investment loan (STR) | Second-home mortgage |
|---|---|---|
| Purpose | Business-purpose investment property | Consumer loan for a home you will personally use |
| Personal use | None. Non-owner-occupied only | Expected; you must use the home yourself |
| Rental activity | The point of the loan; income supports qualification | Usually limited; many second-home programs restrict rental arrangements |
| How it qualifies | Property income against the full payment, plus credit and reserves | Your personal income and debt-to-income ratio |
| Title | Individual or LLC, based on the program | Usually individual borrowers |
| Does Loan Daddy arrange it? | Yes, through wholesale DSCR programs | No. We do not arrange consumer or owner-use loans |
Why the question comes up so often near the parks
Central Florida attracts buyers who love the area and want a place to stay on their own trips, and who also want rental income to cover the costs. Those two goals pull in different directions when it comes to financing. A loan built for an investment property assumes no personal use. A loan built for a second home assumes you will use it and limits rental activity.
It is tempting to treat the line as flexible. It is not. When you sign a business-purpose loan, you state in writing that the property is an investment and that you will not occupy it. Planning a few family weeks each year contradicts that statement.
Signs a business-purpose DSCR loan fits
- You will never stay in the home yourself, and neither will your family
- The home will be listed and managed as a rental business
- The parcel and community allow nightly rentals, which you can confirm through the STR zoning checklist
- You want the loan qualified on the property’s income
Signs you need a different product
- You plan to use the home for your own vacations, even occasionally
- You might move into it later
- You want to qualify on your personal income rather than the property’s
In those cases, talk with a consumer mortgage provider about second-home options. We will not try to fit a personal-use home into an investment loan.
How the application handles occupancy
Our application form asks you to confirm occupancy and accepts only business-purpose investment property. If you tell us you or your family will use the home, the form explains why we cannot help instead of collecting your details. It is a small step that protects you from signing loan documents that do not match your plans.
Common questions
Can I use a DSCR loan for a vacation home my family will use?
No. DSCR loans through Loan Daddy are for non-owner-occupied investment property only. A home you will personally use is a second home, which is a consumer product we do not arrange.
Can I rent out a second home on Airbnb?
Many second-home programs restrict rental arrangements. Ask the consumer mortgage provider offering that loan about its rules. We arrange only business-purpose investment loans.
