Side-by-side comparison
Cash-Out DSCR Refinance vs. a HELOC on a Vacation Rental
TL;DR
A cash-out DSCR refinance replaces your current loan with a larger one and pays you the difference in one lump sum, qualified on the rental’s income. A home equity line of credit on an investment property sits behind your existing loan and lets you draw as needed, and availability on investment property is more limited. Which fits depends on how much you need and when.
Side-by-side comparison
| Question | Cash-out DSCR refinance | HELOC on an investment property |
|---|---|---|
| Structure | One new first-position loan; cash paid at closing | A second-position line of credit behind your current loan |
| Existing loan | Paid off and replaced | Stays in place |
| How it qualifies | Property income vs. the new full payment | Varies; often the borrower’s income and credit |
| Access to funds | Lump sum | Draw as needed during the draw period |
| Availability on rentals | Common among DSCR programs | Offered by fewer providers on investment property |
| Who arranges it here | Yes, through wholesale DSCR programs | We do not arrange HELOCs |
When a cash-out refinance tends to fit
- You need a defined amount now, such as a down payment on another investment property
- You want to restructure your existing loan at the same time
- The rental’s booking history supports the larger payment
- You want the loan in an LLC, where the program allows it
See the STR cash-out refinance page for what lenders review on an operating vacation home.
When a line of credit may be worth exploring
- Your existing first loan has terms you want to keep
- You need flexible access over time for staged projects
- You can find a provider that offers lines on investment property
We do not arrange home equity lines. If that is the better fit, ask a provider that offers them on rental property about their requirements.
How a cash-out affects your DSCR
A larger loan means a larger payment, which lowers your DSCR if income stays the same. For example, if a vacation home earns $5,500 a month in accepted income and the current full payment is $3,900, the DSCR is about 1.41. If a cash-out raises the full payment to $4,700, the DSCR falls to about 1.17. Model the new loan amount in the calculator before you settle on a cash-out figure.
Keep the purpose business-related
Cash from a business-purpose loan should go to business uses, such as acquiring or improving rental property or funding business reserves. Lenders usually ask you to state the purpose. If the money is for personal or household needs, these programs are not the right fit.
Common questions
Can I get a HELOC on my Airbnb property?
Some providers offer lines of credit on investment property, though availability is limited. We do not arrange HELOCs; we arrange business-purpose cash-out DSCR refinances.
Does a cash-out refinance lower my DSCR?
Usually, because the new payment is larger. Whether it still meets a program’s requirements depends on the accepted income and the new loan amount.
